Questions

Roofing questions, answered

How long does a roof last?

Asphalt shingles run about 25 to 30 years for architectural and 15 to 20 for 3-tab. Metal runs 40 to 70, tile 50 to 100, and flat membranes about 20 to 30.

How much does a new roof cost?

It depends on the size, pitch, material, layers and deck. We do not post a price, because the number is different for each roof. The estimate page shows what decides it.

How long does a replacement take?

Most homes take one to three days. Steep, large or complicated roofs take longer.

Do I need a permit?

For a full replacement, almost always. We pull it. A small repair usually does not need one.

What are the signs I need a new roof?

Age near the end of life, curling or missing shingles, granules in the gutters, a sagging deck, daylight or stains in the attic, damaged flashing and moss.

What warranty do I get?

Two parts: the shingle maker's material warranty, and our workmanship warranty, whose years are written on your estimate.

What does "lifetime" mean?

For most shingle makers, as long as you own your single-family home, for manufacturing defects only, and prorated after the first years.

What if it rains during the job?

We tear off only what we can dry that day and cover what is open.

What is ventilation and why does it matter?

Intake and exhaust air keep the attic cooler and drier. Poor ventilation shortens a roof's life and can void some warranties.

Will you check my attic?

Yes, if we can get in. The deck from underneath tells us more than the shingles.

Do you require a deposit, and do you offer financing?

The deposit and payment schedule are written on your estimate before you sign. This site does not advertise financing.

Can you cover my deductible?

No. The deductible stays with you.
