How many places leak
One failed flashing is a repair. Leaks in four places usually are not.
What the deck looks like
A dry, sound deck under old shingles can be repaired. A deck wet in many places cannot.

What are the signs I need a new roof and not a repair?
Age near the end of life, curling or missing shingles, granules in the gutters, a sagging deck, daylight or stains in the attic, damaged flashing and moss.
Will you check my attic?
Yes, if we can get in. The underside of the deck, the insulation and the airflow tell us things the shingles do not.
Do I need a permit for a repair?
Usually not for a small repair. If the job needs one, we say so and pull it.
Should I replace the roof before I add solar?
If the roof has less than about ten years left, many roofers advise doing it first. We tell you what yours looks like.
