Replacement

When the answer is a new roof

We are a repair-first company. Sometimes the repair is not enough.

When the photo report says the roof is at the end of its life, or the deck is wet in many places, we write a replacement estimate with the options side by side. You decide, and a replacement only starts after you sign.

  • Written options, side by side

  • A per-sheet price for bad decking, stated in advance

  • Permit pulled by us

  • Clean-up with a magnet sweep

What a replacement includes

Everything under the shingles

  • Tear-off and disposal

The old roof comes off down to the deck, and goes to the dump.

  • A deck check

We look at every sheet. Bad sheets are replaced at the per-sheet price on your estimate.

  • Underlayment and edges

Underlayment, drip edge and starter, so the edges shed water.

  • Flashing and vents

New flashing at every wall, chimney and pipe, and new vents.

  • Shingles and ridge

The shingles you picked, ridge caps and the nailing the maker requires.

  • Permit and clean-up

The permit, the final sweep and the warranty papers.

The job

How a replacement runs

  1. 01

Step 1: Before the crew arrives

Move cars, take pictures off the walls, cover what is in the attic.

  2. 02

    Step 2: Day one

Tear-off and deck check. We dry in whatever we open before we leave.

  3. 03

    Step 3: Day two

Underlayment, flashing and shingles. A steep or complicated roof takes longer.

  4. 04

    Step 4: The last day

Ridge, vents, clean-up and a walk-around. The warranty papers come after.

Replacement questions

Before you sign

How long does a replacement take?

Most homes take one to three days. Steep or complicated roofs take longer, and bad weather can stretch it.

What if it rains during the job?

We tear off only what we can dry in the same day and cover what is open. If rain is coming, we stop.

Do I need a permit?

For a full replacement, almost always. We pull it and put the fee on the estimate.

Do you require a deposit, and do you offer financing?

The deposit and payment schedule are written on the estimate before you sign. This site does not advertise financing.

Not sure it needs replacing?

Start with the repair. The photo report will say.
